The questions You should ask before selling your home!

  1. Is there any pressure to sell by a certain date (e.g. moving because of a job transfer), or can I take my time and make sure I get the deal I want?
  2. How much time, money, and effort I am willing to put into the selling process?
  3. Do I know what are homes in my area selling for?
  4. Is my home ready to go on the market or do I need make some improvements first?
  5. Am willing to keep this home on the market when I buy another home?
  6. Should I wait until this one sells to look for another home?
  7. Am I ready to keep my home neat as a pin for a lengthy period of time, and am I ready to leave the home with the kids in tow with just a few minutes' notice so a buyer can come see it?
  8. When I look around my home, is there a great deal of clutter I need to get rid of?
  9. Is there any bright or unusual décor I should neutralize?
  10. When I am going to sell my home by myself, do I have marketing plan?

Selling your home is a never-wracking experience. You are probably proud of your home and you want others to like it to. Also, there is anxiety and fear. You wonder if the home is going to sell, how long it is going to take, and how much money you will get for the sale.

Getting you home ready - curb appeal, clean and fresh the inside, fix thing that are broken, cut the clutter, clean out closets, wash the windows!

Selling your home is not cheap. The average real estate commission is 5 to 6%. The truth is that more than 80% of homes in the USA are sold by real estate agents. And the reason for that is that selling your home yourself is hard. If you decide to sell your home yourself, you should come up with a plan. Decide how you are going to advertise your home for sale. And before you let anyone see it, give it careful going over to make sure buyers will have a good impression.

An agent will tell you what he or she thinks your home should sell for, what to do to get it ready for sale, and what marketing ideas are right - based on the market analysis and situation!

Tip - there are criminals who make living going from home to home only with "for sale by owner" signs, stealing things. Be aware of that - they usually work in pairs!

Something else about selling a home yourself is dealing with little or more frustration, like when someone ask to see your home and then does not show up for appointment. That happens a lot. Than you have the show ups, people who drop without appointment "Hi I see your home is for sale can I came in and see it right now". Never be a hostile to potential buyers but do not just let them come in whenever they like!

Do not be insulted if someone says something about your furnishings - "that sofa is so bad" - take the emotion out, transferring it to an agent, that is his/her job!

Take advantage of listing your home in the MLS or Multiple Listing Service - that way agents representing potential buyer will know about your home, even if you do not pay full commission to an agent who help you selling the home you still should pay an agent who brings you a buyer. And most qualified buyers have agents and you do not want to miss those people!

Rules for selling your home:

  • Do not let people right in
  • Be patient
  • Add to your curb appeal
  • Do not be insulted what anyone say about your furnishings
  • Be in MLS
  • Accept brokers
  • Transfer the emotions to them
  • Hire an agent
  • Hire Me!
